Find a home in Istanbul, or sell or let yours.

We search for homes to buy or rent for clients in Türkiye and abroad, and work with owners who sell or let.

02 Istanbul real estate

What we do for buyers, tenants and owners.

Buying a home

For buyers in Türkiye or abroad, to live in or as an investment. Each search starts from your brief: the type of property and your budget.

Renting a home

For tenants who already live in Istanbul or are moving here from abroad.

Selling or letting

For owners who want to sell or let a property in Istanbul. We record the same three answers for it that buyers ask about first.

Shortlists and viewings

You compare the shortlisted properties side by side, then view the ones you choose.

Homes first, commercial too

Apartments, residences, villas, yalıs, mansions, houses and whole buildings. Commercial property is in scope too: tell us what you need.

We turn your brief into a shortlist, then viewings.

How a property search moves with us

  1. 1Your briefTell us whether you want to buy or rent, the type of property and your budget.
  2. 2SearchWe look for matching properties in Istanbul.
  3. 3ShortlistWe put the properties that fit on a shortlist, each with its three answers.
  4. 4ViewingsWe book viewings of the properties you want to see.
  5. 5Your decisionYou decide whether to go further with a property, and which one.

Owners who want to sell or let start the same way: tell us about the property.

Three answers on record for every property.

Buyers from abroad ask these first, so we record them for every property.

  • Title deed (tapu)

Whether the property’s title deed has been issued.

    • Issued
    • Not issued
    • Not checked
  • Construction status

Whether you could move in now, or the building is still under construction or being sold off-plan.

    • Ready to move in
    • Under construction
    • Off-plan
    • Not checked
  • Citizenship suitability

Whether, on the day we record it, the property appears to meet the published criteria for a Turkish citizenship-by-investment application. It is our reading of the rules, not a decision or legal advice.

    • Suitable for an application
    • Not suitable
    • Not checked

“Not checked” shows you what is still open, where a blank would tell you nothing. Before you buy, have your own lawyer check the title deed, any charges on it and the building’s permits.

We would rather say “not checked” than guess.

Short answers on citizenship, off-plan and property types.

Do you guarantee citizenship?

No. For every property we record whether it appears suitable for a Turkish citizenship-by-investment application, not suitable, or not checked. That is our reading of the rules on the day we record it, not legal advice. Whether citizenship is granted is for the authorities to decide.

Do you work with buyers who live abroad?

Yes. Wherever you live, you can start by writing to us.

What does off-plan mean?

An off-plan property is sold before it is built. For every property we record whether it is ready to move in, under construction or off-plan, and whether its title deed has been issued.

Which kinds of property do you work with?

Homes first: apartments, residences (serviced residential buildings), villas, yalıs (waterside houses), mansions, houses and whole buildings, all in Istanbul. Commercial property is in scope too: tell us what you need.

Start with a few lines about your plans.

Tell us whether you want to buy, rent, sell or let, and we’ll ask only what we need.
